Property Owner & Agent Listing Policy

This policy outlines the responsibilities and obligations of all property owners and agents (“you”) who list on Disability Destinations (“we” / “our platform”). By submitting a property for listing, you agree to comply with the terms set out below.

1. Role of Disability Destinations

  • Disability Destinations operates solely as an intermediary advertising and booking platform.
  • We are not a property owner, manager, or agent and do not verify the physical condition of any property.
  • All interactions, bookings, payments, and agreements are strictly between the property owner/agent and the guest.

2. Listing Accuracy and Updates

  • All information provided in your listing (including accessibility features, amenities, pricing, and availability) must be accurate, truthful, and complete.
  • You are responsible for keeping your listing up to date at all times. Outdated or misleading information may result in suspension or removal.
  • Any claims regarding accessibility features must reflect actual conditions at the property.

3. Images, Videos, and Materials

  • All images, videos, and written content submitted must be owned by you or used with express permission from the copyright holder.
  • You grant Disability Destinations a non-exclusive, royalty-free license to use submitted materials for marketing, promotional, and display purposes across our platform and associated channels.
  • Content must not be misleading, offensive, discriminatory, or infringe on third-party rights.

4. Guest Interactions and Bookings

  • You are fully responsible for:
    • Responding to guest enquiries in a timely and professional manner
    • Managing bookings, cancellations, and refunds (where applicable)
    • Providing accurate check-in details, house rules, and guest support
  • Disability Destinations is not responsible for guest communication, booking confirmations, or disputes.

5. Disputes and Complaints

  • All disputes, claims, and complaints arising from a booking or property stay are the sole responsibility of the property owner/agent.
  • Disability Destinations may review complaints for quality control, but will not mediate or accept liability.

6. Payments, Fees, and Taxes

  • Listing fees, subscriptions, or commissions (where applicable) must be paid in line with your chosen plan.
  • Fees are non-refundable once a listing is live, unless required by law.
  • You are solely responsible for declaring and paying any taxes, charges, or levies related to income from your property.

7. Compliance with Laws

  • All listed properties must comply with applicable local laws, planning regulations, licensing rules, and health and safety standards.
  • Owners/agents are responsible for ensuring appropriate insurance coverage is in place.

8. Guest Safety and Accessibility

  • You must take reasonable steps to ensure your property is safe for guests at all times.
  • Accessibility features listed must be available and functional. Misrepresentation of accessibility is grounds for immediate removal.

9. Reviews and Feedback

  • Guests may leave reviews on your listing, which must not be altered, deleted, or manipulated.
  • You may reply to reviews, but must maintain professionalism and avoid harassing or intimidating guests.
  • Disability Destinations reserves the right to remove reviews that breach our community standards.

10. Platform Rights

  • Disability Destinations reserves the right to:
    • Edit listings for clarity, grammar, or formatting
    • Suspend or remove listings that breach this policy or receive repeated, verified complaints
    • Feature or promote listings at our discretion across our website, marketing, and affiliate channels

11. Accountability

  • Property owners and agents must maintain an active account and respond to communications through the platform.
  • Failure to engage with guest enquiries or platform communications may result in suspension.

12. Reporting and Corrections

  • If you discover any incorrect information on your listing (whether input by you or generated via affiliate data), you must notify us promptly so that we can review and correct it.
