Description

Katy’s Cottage is a charming single-storey holiday cottage nestled at the heart of Glenprosen, one of the famed Glens of Angus, within the breathtaking Balnaboth Estate. Surrounded by over 6,000 acres of peaceful, secluded countryside on the edge of the Cairngorms National Park, this converted gate lodge offers a truly special setting for those seeking a relaxing rural retreat steeped in history and natural beauty.

While not fully wheelchair accessible, the cottage has been adapted with several thoughtful features to support guests with mobility needs. These include ramped access at the front entrance, a step-free shower, and lowered kitchen counters with space underneath for wheelchair users. The accommodation is all on one level, making it particularly suitable for those who may struggle with stairs. If you’re unsure whether Katy’s Cottage will suit your individual accessibility requirements, we recommend contacting the owner directly to discuss any specific needs in advance.

Inside, the open-plan living space combines traditional charm with modern convenience. The cosy lounge features an open fire—perfect for warming up after a day outdoors—and a TV and DVD player for quiet evenings in. The well-equipped kitchen and dining area are ideal for self-catering, while the comfortable bedroom features a double and a single bed, along with an en-suite shower room.

Step outside and you’ll find yourself immersed in a landscape teeming with wildlife. Red squirrels play in the trees, deer graze nearby, and the varied scenery—from beech woods to moorland—hosts a wide range of birdlife including black grouse and ptarmigan. The estate offers exceptional walking, birdwatching, mountain biking, and, in the right season, cross-country skiing. There’s fishing available along five miles of the River Prosen, and grazing and stabling for horses can be arranged.

Despite its seclusion, the cottage is only a short drive from market towns, the Angus coastline, and the city of Dundee. Here, visitors can enjoy cultural attractions like Dundee Contemporary Arts and the Mills Observatory, as well as family-friendly days out.

Whether you’re looking for a quiet retreat in nature, a base for outdoor activities, or a unique place to reconnect with Scotland’s wild beauty, Katy’s Cottage offers an accessible and welcoming escape in one of the country’s most scenic and storied regions. Dogs are welcome, and guests should be aware that the grounds include open water and there is no mobile reception—ideal for switching off and truly escaping it all.
