Katy’s Cottage is a charming single storey holiday cottage set in the heart of Glenprosen, one of the most scenic and peaceful glens in Angus. Surrounded by more than 6,000 acres of countryside within the historic Balnaboth Estate and framed by the Cairngorms National Park, this beautifully converted gate lodge offers a secluded and restorative retreat for up to three guests.
While not fully wheelchair friendly, the cottage has been thoughtfully adapted to support guests with limited mobility. Ramped access at the front entrance provides easier arrival, and the single level layout ensures there are no internal steps to navigate. Inside, traditional cottage character blends with modern comfort, creating a warm and welcoming atmosphere throughout.
The open plan living space includes a cosy lounge with an open fire, making it an inviting place to relax after a day exploring the glen. A TV and DVD player offer evening entertainment, while the well equipped kitchen and dining area support comfortable self catering. The bedroom includes both a double and a single bed, providing flexible sleeping arrangements, along with an ensuite shower room for added convenience.
Outside, the cottage sits within a landscape rich in wildlife and natural beauty. Guests may spot red squirrels, deer, and a wide range of birdlife across the surrounding woodland, heath, and moorland. The estate offers exceptional walking and outdoor opportunities, while fishing along the River Prosen and seasonal activities such as cross country skiing may also be available. Despite its peaceful seclusion, the cottage remains within reach of local towns, the Angus coastline, and the city of Dundee, offering a balance of tranquillity and exploration.
